Existing 

  • The existing 3 bedroom house comprises 3 bedrooms at first floor level (with a small WC & basin off the front bedroom).
  • Stairs rise from the front reception room to the first floor. To the rear is a medium sized kitchen, a small utility room (which is not original to the house), and a shower room.
  • A small porch has been added to the front of the house.

Proposed

  • Create a 4th bedroom with ensuite in the loft space.
  • Relocate the existing ground floor shower room to the 1st floor as a family bathroom.
  • Create an open plan ground floor layout with a possible extension to the rear and/or the side.
  • Bearing in mind that the 1st floor partitions are studwork, possibly reconfigure the 1st floor to create 3 good size bedrooms.
